Helen’s career has spanned senior leadership roles at range of UK property developers, including Crest Nicholson, Linden Homes, and, most recently, as the Founder and Managing Director of Stubbings Property Marketing.

Pupils from Cuddington and Dinton Church of England School have been given the opportunity to get stuck in and get their hands dirty with the donation of a mud kitchen from regional housebuilder Deanfield Homes.

The students, have kickstarted their forest school activities, fostering creativity and a connection with the outdoors. The life-like kitchen slots into the school’s outdoor area and allows the pupils to play with mud, water and sand.

The kitchen has been made by local social enterprise RAW, using leftover wood collected from construction sites across the Oxfordshire area such as the Deanfield Row development in Dinton.

RAW is an Oxford-based social enterprise that helps businesses to create life-changing social and environment impact through its waste wood recycling service and by making high quality, sustainable furniture. Supporting those who have faced previous challenges in life, RAW also provides employment, skills and training, with 75% of its workforce having fought, and won, against issues such as addiction, poor mental health and homelessness.

For every order received, the money is invested back into RAW to employ and train more adults and young people in the community.

With changes to Stamp Duty Land Tax (SDLT) set to take effect on 1st April 2025, buyers and sellers across the property market are preparing for a significant shift. These adjustments, which will see the nil-rate threshold revert to pre-2022 levels, could add thousands of pounds to the cost of moving home. Understanding the changes—and acting ahead of the deadline—could make all the difference for those considering a move.

What is Stamp Duty?

Stamp Duty Land Tax, commonly referred to as Stamp Duty, is a tax payable when purchasing property or land over a certain price in England and Northern Ireland. The amount owed depends on several factors, including:

● The property’s purchase price.
● Your buyer status (e.g., first-time buyer, homeowner, or investor).
● Whether the purchase involves an additional property.

This tax is paid as a lump sum upon completion of your purchase.

Why Are Stamp Duty Rates Changing?

In September 2022, the UK government introduced a temporary increase to Stamp Duty thresholds to reduce moving costs and stimulate the housing market post-pandemic. However, this measure was always intended to be temporary. From 1st April 2025, Stamp Duty thresholds will return to their previous levels, meaning buyers will face higher tax bills unless they act sooner.

How Will Stamp Duty Rates Change?

For most purchasers moving home, the changes will add an additional £2,500 to their Stamp Duty, but for first time buyers this could be thousands more.

The upcoming changes are as follows:

  • Standard Purchases:
    • The current nil-rate threshold of £250,000 will drop to £125,000.
    • A 2% tax will apply to properties priced between £125,001 and £250,000.
  • First-Time Buyers:
    • The tax-free threshold for first-time buyers will drop from £425,000 to £300,000.
    • The maximum property price eligible for discounted rates will decrease from £625,000 to £500,000.

For example, a first-time buyer purchasing a £400,000 property today pays no Stamp Duty. After 1st April 2025, they would pay £5,000.

Buyers of second homes and investment properties will also see increases as the higher rate for additional properties aligns with these changes.

The Impact of the Stamp Duty Deadline

The impending changes are expected to create a spike in transactions during the first quarter of 2025 as buyers aim to complete their purchases before the new rates take effect. Robert Gardner, chief economist at Nationwide, predicted that this rush will lead to heightened market activity through March 2025, followed by a natural slowdown in the months that follow.

Regional housebuilder Deanfield Homes has partnered with Chiltern Toy Bank, a local charity dedicated to bringing joy to children from families facing financial hardship in Buckinghamshire during the festive season.

As part of their commitment to supporting the local community, the Deanfield Homes team came together to donate a variety of new and pre-loved toys and gifts suitable for children aged 0–18. These contributions will ensure that children who might otherwise go without will receive something special this Christmas. Chiltern Toy Bank currently has 225 families registered for support.

Three members of the Deanfield Homes land team, Jordy Czerniuk, David Breslin and Wesley McCarthy volunteered at the toy bank. The trio spent time selecting and packing bespoke gift bags for each child, aligned with their interests that had been supplied by their families. The packages will then be delivered for parents and guardians to gift in time for Christmas Day.
